Eminence Services Commercial Property Maintenance

Commercial Property Maintenance in the Southwest Metro, Under One Agreement

Running a commercial property usually means running a long list of vendors. One company mows, another plows, someone else washes the windows, and a different crew shows up for repairs. Each one has its own contract, schedule, and invoice, and when something gets missed, it is not always clear whose job it was.

We built our commercial property maintenance service to fix that. Here is what it covers and how it works.

Who it is for

  • Property managers who want one vendor and one invoice across a portfolio
  • HOAs and associations that want consistent curb appeal and reports to share with the board
  • Retail and storefronts that need clean windows and entries and cleared sidewalks all winter
  • Offices and buildings that want grounds, snow, windows, and cleaning on one schedule

We serve commercial properties within about 15 miles of Eden Prairie, across the southwest suburbs of Minneapolis and St. Paul.

What we take care of

You can book any service on its own, or bundle them into a care plan.

  • Grounds maintenance. Mowing, trimming, cleanups, mulch, and aeration
  • Snow and ice management. Plowing, sidewalks, salting, and roof snow
  • Window cleaning. Storefront routes and building windows
  • Pressure washing and gutters. Sidewalks, entries, dumpster pads, and gutters
  • Holiday and permanent lighting. Displays installed, removed, and stored
  • Painting. Touch-ups, common areas, and exteriors
  • Handyman and repairs. Small repairs and unit turnovers
  • Office and common-area cleaning. Recurring cleaning for offices and shared spaces

Our own trained crews handle grounds, snow, windows, washing, gutters, and holiday lighting. Licensed, insured partners that we schedule, manage, and guarantee handle painting, repairs, cleaning, and permanent lighting. Either way, you deal with one company.

How commercial care plans work

Every commercial plan is custom quoted for your property, with one monthly price, plus sales tax where it applies.

  • Essential, grounds and snow. Weekly grounds care for 28 weeks, spring and fall cleanups, plowing, sidewalks, and salting, priority scheduling, a dedicated account manager, and 5% off other services.
  • Premium, total exterior. Everything in Essential, plus window cleaning on a set schedule, exterior washing twice a year, gutter cleaning once a year, quarterly site walk-throughs, and 10% off other services.
  • Elite, total facility. Everything in Premium, plus office or common-area cleaning, a holiday lighting display, repair hours every quarter, concierge scheduling, and 15% off other services.

Every plan includes one monthly invoice, a full-year service calendar, and photo reports after every visit. Agreements run 12 months.

Proof on every visit

Boards and owners want to know the work happened. After every visit, you get photos and notes you can forward as is. If a tenant or board member asks when the walks were last cleared or the beds were mulched, the answer is already in your inbox.

Start with a pilot

Switching vendors is a real risk, especially for snow. So we make the first step small.

  1. Site walk. We walk the property with you and note every need.
  2. Written proposal. A flat monthly price and a service calendar for the year.
  3. Paid pilot. One property or one season, with no long-term commitment. Judge us on the work.
  4. Full agreement. One contract, one invoice, and a quarterly review.

Agreements and pilots signed by December 31, 2026, keep 2027 prices through 2028.

Insurance and paperwork

We can send a certificate of insurance before work starts and name you as an additional insured. Extra work outside your plan is always quoted in writing first, so the monthly invoice never surprises you.

Timing

Grounds care and exterior services begin with the 2027 season in spring. Our snow and ice service starts in November 2027, and signing now holds your spot and locks in 2027 prices.
